Mills Fitchet East Coast is a branch of Mills Fitchet (Natal) Pty Ltd based in Durban.  The office is headed up by Greg Cowden, a Professional Valuer with some 22 years of experience in all aspects of the property industry.

Expertise

This office has extensive experience in Property Valuations, Municipal Valuations, Valuation Roll Monitoring, Project Management, Mass Appraisal expertise and the implementation of the Property Rates ACT.  In this regard our services include:-

• Valuations of all property types for the Banking Sector and other clients, including commercial, industrial and residential valuations;
• Valuation roll monitoring which includes both procedural and valuation performance monitoring;
• Project management services which includes valuation roll implementation to support municipalities

Greg Cowden

Greg is a Professional Valuer registered with the South African Council for the Property Valuers Profession (SACPVP) and a member of both the South African Institute of Valuers (SAIV), and the International Association of Assessing officers (IAAO).  He has more than 20 years experience in the property industry which includes property valuations, the building valuation sector, and the municipal valuation roll environment.  He has attended seminars in the USA on property valuations (assessing) and the integration of Geographic Information Systems (GIS) and Computer Aided Mass Appraisals (CAMA) systems.

His valuation experience covers the valuation of all types of property, for all purposes, and across various sectors, while he specialises in commercial and industrial property.  He has been responsible for the planning and implementation of major projects pertaining to valuations and valuation roll production and maintenance.  He has defended and managed appeals on behalf of Municipalities, and has direct experience of appeals boards and their functions.  He is currently the appointed Professional Valuer for a KZN appeal board.

Greg’s professional experience includes project management, strategic planning, research and development, and he has been designated as municipal valuer for various municipalities, including the Nelson Mandela Bay Municipality which implemented their General Valuation Roll in 2008.  His experience also includes valuation roll monitoring to support municipalities on the implementation of the Municipal Property Rates Act, and he is also appointed to the Department of Cooperative Governance and Traditional Affairs KwaZulu Natal.  This commission covers 61 municipalities in the KZN province, and requires project management and valuation experience.  Greg has also provided training and support on the new Municipal Property Rates Act (MPRA) to various municipalities and stakeholders.

Daniel joined Mills Fitchet (Natal) in 2007 as a Candidate Valuer under the mentorship of Alan Stephenson, Scott Aldridge and Stephen De Klerk.  He qualified as a Professional Associated Valuer in 2010 through the South African Council for the Property Valuers Profession (SACPVP).

Daniel’s career with Mills Fitchet has exposed him to most facets of property valuation including residential, commercial, industrial, agriculture, municipal, hotels, expropriation, township development land and rental determination.  Daniel is proficient in Geographic Information Systems (GIS) which provides a valuable tool in the valuation of property, including mass valuations and municipal valuations for rating purposes.
Daniel has teamed up with Greg Cowden in the Mills Fitchet East Coast office where he is responsible for valuations as well as assisting in the maintenance of municipal valuation rolls.

Other Services

Apart from open market valuations, this office also provides Insurance Valuations and the preparation of Asset Registers and related valuations.
